Terms, Conditions & Refund Policy

I. Refund & Cancellation Policy

1. Cancellation by Guest
  • Full Refund: Guests receive a 100% refund of the total booking value if the cancellation occurs within 48 hours of booking, provided the check-in date is at least 14 days away.
  • 50% Refund: Guests receive a 50% refund of the total booking value if they cancel between 7 and 30 days before the check-in date.
  • No Refund: No refund is issued for cancellations made within 7 days of the check-in date.
  • Early Departure: If a guest checks out early, the nights not spent are non-refundable.
2. Cancellation by Whangaroa Barn
In the unlikely event that we must cancel your reservation (e.g., due to severe weather damage, uninhabitable conditions, or force majeure), you will receive a 100% refund of all monies paid. We are not liable for any consequential losses (e.g., travel costs).
3. Weather & Transport
Refunds are not given for inclement weather unless it results in the official closure of all roads leading to Whangaroa, preventing access to the property.

II. Whangaroa Barn – Terms & Conditions

1. Booking & Payment

Payment Schedule: Payment in full is required to secure your booking. We will hold your requested dates for 24 hours following payment request.

2. Occupancy & Guests

Maximum Occupancy: The Barn is strictly limited to 4 guests maximum (1 Queen bed on mezzanine, 2 sofa beds).

Parties: No parties are permitted in the Barn or on the Barn property.

Minors: The primary booker must be at least 18 years of age. Due to the open mezzanine and stairs, children must be supervised at all times.

3. The Property (Specifics)

Hazards: The Barn features polished concrete floors which can be slippery when wet, an open mezzanine level, and steep stairs. The property is situated in a rural environment, which includes undulating terrain.

Rural Utilities:

Septic System: Please flush only toilet paper. Wet wipes, sanitary items, and foreign objects will block the system and liable guests for repair costs.

Internet: High-speed internet is provided for your convenience but is not guaranteed during power outages.

4. House Rules

Smoking: Strictly no smoking or vaping inside the Barn. Smoking is permitted outside but butts must be disposed of in the provided bins due to high fire risk in Northland.

Dogs: Well behaved dogs are allowed but must be with you and under control at all times to ensure the safety of ground nesting birds and kiwi in the area.

Quiet Hours: Please respect the rural tranquility and neighbors. Quiet hours are from 10:00 PM to 7:00 AM.

Cleaning: The cleaning fee covers a standard clean. Please wash your dishes before departure and clean the bbq after every use.

5. Liability

Personal Property: Whangaroa Barn is not responsible for the loss or damage of any personal belongings or vehicles.
